Guest Information

Check In is 4 - 8 p.m. (We would appreciate an approximate check in time designated.) Check-ins after 11 p.m. are charged a $25 fee late check-in fee.  

Check out – 11:30 a.m., so we can properly sanitize and clean between guests. Extended check out times can be pre arranged at an additional fee.

The Roost is intended to be a special retreat for our guests. To be respectful of all guests, quiet hours are between 11 p.m. and 6 a.m. Please be considerate of that if you’re a night owl or a late arrival. (We love owls though.)

Following the lodging suggestions for Nebraska bed and breakfasts, rooms are limited to 2 guests per room and are designed to comfortably accommodate that number. 

We understand that plans change change. Cancellations prior to 3 days before the  reservation will receive a full refund; within three days will result in the loss of the 50% deposit. Cancellations within 24 hours of the reservation, guests will be charged the full amount. 

We love people! However, The Roost is intended for adult guests only. The home and spa area are reserved for registered guests only. The front porch is open to visitors.  Registered guests must be age 21 or older. 

For everyone's comfort, no smoking or vaping is allowed on the property. Thank you. 

The front door deadbolt is password protected. You will be given the password upon your arrival, so you can come and go at will. We also have outdoor motion cameras in common areas around the property.

The spa area is open until 11 p.m. nightly. Guests swim at their own risk. No horseplay is permitted. Please be thoughtful about any food or drink near the spa. No food or glass ware is permitted in the spa. Only registered guest are allowed in the spa or spa area for liability reasons. Spa temperature is pre programmed; please refrain from adjusting.
